All five New York City boroughs (Manhattan, Brooklyn, Queens, the Bronx and Staten Island), plus Westchester, Yonkers and Jersey City. Our office is at 1374 Gillespie Ave, Bronx, NY 10461.

Sidewalks
Who is responsible for fixing the sidewalk in front of my property in NYC?
In New York City, the property owner is responsible for repairing the sidewalk next to their property, and the work has to meet NYC DOT specifications. We repair and replace sidewalks to those specifications.
I got a DOT sidewalk violation. How long do I have to fix it?
You have 75 days from receiving the violation to start the repair. If work hasn't started by then, DOT can do the work itself and bill you, and the bill becomes a lien on the property. Once the repair is done, you request a violation dismissal through 311 and an inspector checks the work.
Can a sidewalk violation affect selling or refinancing my home?
Yes. The violation itself carries no fine, but it stays on record until it's dismissed and can complicate a sale or refinance. Fixing the sidewalk and getting the violation dismissed clears it.
Facades & brownstones
What is Local Law 11 (FISP)?
Local Law 11, the Facade Inspection & Safety Program, requires NYC buildings taller than six stories to have their facades inspected periodically by a Qualified Exterior Wall Inspector (a licensed engineer or architect). The report rates the facade Safe, SWARMP (Safe With a Repair and Maintenance Program) or Unsafe. Greystone carries out the repair work the report calls for.
How quickly do Unsafe facade conditions have to be fixed?
Protective measures, such as a sidewalk shed, must go up right away, and Unsafe conditions generally must be repaired within 90 days of the report being filed unless the Department of Buildings grants an extension. SWARMP items should be repaired before the next inspection, or the building can be rated Unsafe.
Do I need a permit to restore a brownstone in a historic district?
If your building is a designated landmark or sits in a historic district, exterior work such as facade and stoop restoration usually needs a permit from the NYC Landmarks Preservation Commission. We'll go over what your project needs during the estimate.
What is the difference between regular stucco and California stucco?
Regular stucco is a traditional cement-based finish applied in coats. California stucco is a finish style with a smoother, more uniform texture that is popular on modern homes. We install and repair both.
Waterproofing & damage
Is interior or exterior basement waterproofing better?
Exterior waterproofing seals the outside of the foundation and stops water before it reaches the wall, but it usually means digging down to the footing. Interior waterproofing manages water that gets in, using drainage and sealing inside the basement, and it's less disruptive and can be done in any season. The right choice depends on where the water comes from, which we check during the estimate.
What should I do if a pipe bursts?
Shut off the main water valve, turn off electricity to wet areas if it's safe to do so, and take photos for your insurance. Then call us at (718) 795-8477. We remove damaged materials, dry the area, and rebuild walls, ceilings and floors.
Winter
Do you work during the winter?
Yes. In winter we handle emergency roof and leak repairs, burst pipe water damage, interior basement waterproofing, snow and ice removal, and interior renovations such as kitchens, bathrooms, basements and painting.
Can masonry and concrete work be done in cold weather?
Mortar and concrete need protection from freezing while they cure, so major exterior masonry is best scheduled for milder weather. We book winter estimates for spring masonry, stucco, roofing and facade projects, and take on interior and emergency work through the cold months.
What are NYC's sidewalk snow removal rules?
NYC property owners must clear the sidewalk next to their property within set hours after snow stops falling (for example, within four hours when snow stops during the day), and fines apply if they don't. Our snow and ice removal service clears and salts sidewalks, steps and entrances.
